It has not yet been reviewed by counsel. We are publishing it now because it describes what actually happens today, and you should be able to read that before it is finalised.

These terms are the agreement between you and JIMO. By creating an account or using jimorealestate.com, you accept them. If you do not, do not use the platform.

There is one thing worth knowing before anything else, so it is not buried in clause 14: JIMO is a place where property is advertised. We are not the seller, we are not your agent, and no money for a property ever passes through this platform. Section 3 explains what that means for you in practice, and it is the most important section here.

1.Who is who

  • JIMO, we, us — the operator of this platform.
  • You — anyone using the platform, whether signed in or not.
  • Buyer or client — someone looking for property.
  • Agent — a JIMO-provisioned account that publishes listings and handles enquiries. Agents are not members of the public who signed up; they are created and verified by JIMO.
  • Listing — an advertisement for a property, published by an agent.
  • Content — anything anyone uploads or writes: photos, descriptions, reviews, messages, enquiries.

2.Who can use JIMO

You must be 18 or over and legally able to enter a contract. If you are using JIMO on behalf of a company, you are confirming you have authority to bind it.

One account per person. Do not create an account for someone else, share your password, or use an account you were not given. If you think someone has your credentials, change your password and tell us.

You are responsible for what happens under your account. That is not us disclaiming a hacked account — tell us and we will help — it means the offers, messages and reviews sent from your account are treated as yours.

3.What JIMO is, and what it is not

JIMO is an advertising and introduction platform. Agents publish listings; you browse them, ask questions, book inspections and make offers. That is the whole of what we do.

We never handle money. There is no escrow on JIMO, no payment page, no wallet, and no account you can pay a deposit into. Every naira in a property transaction moves directly between you and the other party, outside this platform and outside our sight. Anyone — including anyone claiming to be JIMO staff — who asks you to pay JIMO for a property is defrauding you. Stop, and report it to support@jimorealestate.com.

Being specific about what we are not:

  • Not the seller or landlord. The property belongs to someone else. We never take title and never sell you anything.
  • Not your agent. We owe you no agency or fiduciary duty. An agent you meet here acts for their client, which is usually the seller — not for you.
  • Not a valuer. Prices on JIMO are what agents ask, not what property is worth. Nothing here is a valuation under ESVARBON standards, and none of our figures should be treated as one.
  • Not a lawyer. We do not verify title, search the land registry, confirm a Certificate of Occupancy or Governor's Consent, or check whether a property is subject to a government acquisition. Instruct your own solicitor to do that before you pay anyone anything.
  • Not a broker, escrow agent, or financial institution. We hold no client funds and are not regulated as though we did.
  • Not a party to your transaction. If a deal goes wrong, your claim is against the other party. We will help with what we hold — records of the listing, offers and messages — but we are not the counterparty.

The "Sales" records in an agent's dashboard are a bookkeeping entry made *after* a transaction has completed elsewhere. Recording a sale on JIMO does not mean JIMO processed, escrowed, witnessed or verified it.

4.Listings, and what a badge actually means

Listings come from agents, and agents are responsible for them. Price, size, condition, photographs, whether the property is still available — all of it is the agent's representation, not ours. We do not inspect properties.

We do review listings before they go live and remove ones that are obviously false, duplicated or abusive. That review is a filter, not a guarantee, and you should not read it as one.

The badges on the site mean exactly this and nothing more:

No badge on this site is a substitute for your own due diligence. Verify title independently, visit the property, and use your own solicitor. If a badge ever appears to have been the reason you relied on something false, tell us — we would rather fix how it reads than defend it.

Found a listing you believe is fraudulent, duplicated or long since sold? Report it to support@jimorealestate.com. We investigate every report.

5.If you have an agent account

Agent accounts are created by JIMO, not by self-registration. Holding one, you warrant on a continuing basis that:

  1. 1.You are lawfully entitled to carry on estate agency in Nigeria, and you hold and maintain whatever registration your practice requires — including registration with the Special Control Unit against Money Laundering (SCUML), which applies to real estate businesses as designated non-financial institutions; registration with the Lagos State Real Estate Regulatory Authority (LASRERA) if you operate in Lagos; and ESVARBON registration if you present yourself as a valuer or provide valuations.
  2. 2.You have the owner's authority for every property you list, and you can produce evidence of it on request.
  3. 3.Every listing is accurate and current. You take down or update a listing promptly when the property is sold, let or withdrawn, or when the price changes.
  4. 4.You own or are licensed to use every photograph and description you upload. Photographs are of the actual property advertised — not a similar unit, not a show home, not a render presented as a photograph.
  5. 5.The documents you gave us for verification are genuine and current, and you will tell us if any of them lapses or is revoked.
  6. 6.You comply with your own obligations under the NDPA 2023 for the buyer data you receive through JIMO. When an enquiry reaches you, you become a controller of that person's data in your own right — you may use it to respond to that enquiry, and not to build a marketing list.

Your professional details — name, photo, agency, licence number, listings, ratings and reviews — are public. That is what an agent profile is for.

We may suspend or remove an agent account, and unpublish its listings, where a warranty above turns out to be untrue, where a pattern of complaints or fraud reports emerges, or where required documents lapse. We will tell you why and, unless the matter involves suspected fraud or a legal obligation, give you a chance to respond first.

Agent accounts cannot be deleted from the settings page, because live listings, verification records and commission records have to be reassigned by a person first. Email support@jimorealestate.com and we will handle the closure properly.

6.Offers, inspections and sales

An offer on JIMO is not a contract. It is a message telling an agent what you would be prepared to pay. An agent accepting it in the platform does not create a binding contract of sale, transfer any interest in land, or commit either of you to anything. A sale of land in Nigeria needs a written contract and the formalities that go with it, and none of that happens here.

Inspections are arranged between you and the agent. We pass on the request and show you the time; we are not present and we do not supervise. Sensible precautions are yours to take: tell someone where you are going, view in daylight, and be wary of anyone who wants to meet somewhere other than the property. We accept no responsibility for what happens at a viewing, and cannot, because we are not there.

Never pay a deposit, inspection fee or "agency fee" to secure a property you have not seen, to anyone whose identity you have not independently confirmed. This is the single most common way people are defrauded in Nigerian property, and no badge on this site changes that advice.

A sale record in the platform is an entry an agent makes after a transaction has completed elsewhere, sometimes reconciled or disputed by our staff afterwards. It is a record of what we were told, and we do not warrant its accuracy.

7.Reviews

You can review a property or an agent once you have actually dealt with them — after a completed inspection or a completed transaction. That restriction exists so reviews come from real experience.

A review must be your own honest experience. Do not:

  • Write a review for a property or agent you never dealt with.
  • Write, buy, sell or solicit fake reviews, in either direction.
  • Include someone's personal details, another person's contact information, or anything defamatory.
  • Use a review to conduct a dispute that belongs in a complaint to us or a court.

Reviews are public and attributed to the name on your profile. We may hide or remove a review that breaks these rules, and we may remove a review that is the subject of a credible legal complaint while we look into it. We do not remove a review simply because its subject dislikes it — an agent asking us to delete accurate criticism will be told no.

You can delete your own reviews at any time, and closing your account deletes them all.

8.Content you upload

What you upload stays yours. We claim no ownership of your photographs, descriptions, reviews or messages.

To display it, we need permission. So you grant us a non-exclusive, worldwide, royalty-free licence to host, store, resize, reformat and display your content on JIMO and in JIMO's own promotion of the platform, for as long as you keep it on the site. Resizing and reformatting are in there because it is literally what our image pipeline does to every upload — a licence that did not cover it would be a licence we breach on every photograph.

The licence ends when you remove the content or close your account, save for copies in backups that age out on their own schedule, and for content already distributed where recall is not technically possible.

You warrant that you have the rights to everything you upload. Uploading a photograph you found online is copyright infringement, and it is the most common way this clause gets broken.

9.JIMO AI, and figures on the site

The AI assistant and the market figures on the site are informational only. They are not valuations, not investment advice, not legal or tax advice, and not a substitute for a professional.

AI assistants produce confident, fluent, wrong answers. Ours will too, sometimes. Market statistics are computed from the listings we hold, which is not the whole market. Price-movement indicators show the direction of the most recent change to an asking price — an asking price, not a sale price, and not a market index.

Verify anything you would act on. We accept no liability for a decision taken on the basis of an AI answer or an on-site estimate without independent verification. If the assistant tells you something that turns out to be wrong in a way that matters, we want to know.

10.Things you must not do

  • Post a listing for a property that does not exist, that you have no authority to advertise, or that is already sold in order to collect enquiries.
  • Scrape the site, or use bots, crawlers or automated tools to extract listings, agent details or user data. Our public API is for our own applications.
  • Harvest contact details for any purpose other than responding to the specific enquiry they came with.
  • Impersonate anyone, including JIMO staff, another agent, or a property owner.
  • Ask a user to move a transaction off-platform in order to avoid our moderation, or misrepresent JIMO's role in a transaction.
  • Upload malware, attempt to break into accounts or infrastructure, probe for vulnerabilities without our written permission, or interfere with the platform's operation.
  • Post anything unlawful, discriminatory, harassing, defamatory, or that breaches someone's privacy or intellectual property. Discriminatory listing criteria — excluding people by ethnicity, religion, state of origin, disability or sex — are not acceptable and will be removed.
  • Use JIMO to launder money, or to advertise property you know to be the proceeds of crime.

Found a security vulnerability? Report it to legal@jimorealestate.com and give us reasonable time to fix it. We will not pursue anyone who reports in good faith and does not access other users' data.

11.Suspension, closure and what survives

You can close your account at any time in Settings → Your data. It is immediate and irreversible, and the privacy policy sets out exactly what is deleted, what is anonymised and what is retained.

We may suspend or close an account that breaks these terms, that we reasonably believe is being used for fraud, or where we are required to by law. Except where the matter involves suspected fraud, a risk to other users, or a legal obligation, we will tell you why and let you respond first.

When an agent account is suspended, its listings come down. Enquiries and offers already in progress are preserved for the other party's benefit.

Closing an account does not undo what already happened. Sale, offer and inspection records are retained on the basis explained in the privacy policy, and any liability either of us already incurred survives.

12.Our intellectual property

The JIMO name, logo, design, software, and the market analysis and editorial content we publish are ours or our licensors'. You may read, share links to, and quote briefly from our editorial content with attribution. You may not copy the platform, republish our content wholesale, or use our branding to imply an endorsement or a partnership.

13.Availability

We work to keep JIMO available and quick, but we do not promise uninterrupted service. We will take the platform down for maintenance, features will change, and things will occasionally break. We give no warranty that the platform will be error-free or that any particular listing will remain available.

14.Liability

Nothing in these terms limits liability that cannot lawfully be limited — including for death or personal injury caused by our negligence, for our own fraud or fraudulent misrepresentation, or under the Federal Competition and Consumer Protection Act 2018 where it applies to you as a consumer.

Subject to that, and because we are an advertising platform rather than a party to your transaction, we are not liable for:

  • The conduct of any agent, seller, landlord, buyer or tenant you meet through JIMO.
  • The condition, ownership, legal title or legality of any property advertised.
  • Any payment you make to anyone. We do not handle money and cannot recover it.
  • Anything that happens at an inspection.
  • A decision you took on the basis of an AI answer or an on-site estimate without verifying it.
  • Loss of profit, loss of opportunity, or a property you did not get.

Where we are liable, our total liability to you for all claims is capped at the greater of ₦500,000 or the total fees you paid us in the 12 months before the claim arose. Most users pay us nothing, which is a fair reflection of the role JIMO plays.

15.Indemnity

If someone brings a claim against us because of what you did on JIMO — a listing you published, content you uploaded that infringed someone's rights, or a breach of these terms — you will cover our reasonable losses and legal costs in dealing with it. This applies principally to agents and other business users; we will not pursue an ordinary consumer under this clause for an honest mistake.

16.Complaints, disputes and governing law

Start with us. Email support@jimorealestate.com and we will acknowledge within 2 working days and aim to resolve within 30 days. Most problems end here.

A dispute with another user — over a property, a payment or an agent's conduct — is between you and them. We will provide the records we hold of the listing, offers and messages to either party or to a court, and we will act on evidence of fraud.

If we cannot resolve it, these terms are governed by the laws of the Federal Republic of Nigeria, and the courts of Lagos State have jurisdiction. If you are a consumer, this does not deprive you of any protection or forum the law of your own place of residence gives you.

Nothing here stops you complaining to a regulator — the NDPC about data protection, the FCCPC about consumer matters, or LASRERA about an agent's conduct in Lagos.

17.Changes to these terms

We will change these terms as the platform changes. The dates at the top tell you when we last did.

For a material change we will email registered users at least 14 days before it takes effect. Continuing to use JIMO after that date is acceptance. If you would rather not accept, close your account — and if a change materially disadvantages you, tell us; we would rather hear the objection than lose you quietly.

If any part of these terms turns out to be unenforceable, the rest continues to apply. Our not enforcing something immediately is not a waiver of it.
